Today’s note is about Henry Flagler, the Sunshine State of Florida and a useful mistake: confusing the visible asset with the real strategy.
Flagler helped build Standard Oil with John D. Rockefeller.
Rockefeller reportedly saw him as the sharpest co-founder of Standard Oil.
Always nice.
Unless you are the third co-founder who sells too early and spends the rest of history as a cautionary footnote.
Later, Flagler went to Florida because of his wife’s health.
He saw the coast.
Most people would have seen heat, mosquitoes, coconut trees and alligators with excellent confidence.
Flagler saw a machine.
Hotels.
Railways.
More hotels.
More railway.
But the key is this:
The railway was not the business.
The railway made the business possible.
You cannot build a luxury hotel empire if your guests have to arrive like they are escaping a civil war in a humid carriage.
So Flagler built the infrastructure that made demand inevitable.
St. Augustine.
Palm Beach.
Miami.
Eventually, even Key West.
He built the conditions that made the hotels make sense.
That is a useful thought for legal departments.
Sometimes the most valuable legal work is not the visible output.
Not the memo.
Not the clause.
Not the negotiation.
It is the infrastructure that lets the business move better next time.
